Single Graduate & Mixed Use Housing in University Apartments

There are distinct differences between the Single Graduate and Mixed-Use University Housing options. Below is a comparison of the two different graduate housing areas.

Definition

-Single Graduate Housing

Single graduate housing is reserved for non-married, non-partnered students who do not have children. On occasion, exceptions are granted for these individuals when their significant other resides out of area or visitation is minimal.

-Mixed-Use Housing

Mixed-Use housing is offered to single graduate students and married/partnered couples. Due to extensive renovations that are taking place in our mixed-use buildings, we are not able to offer new married/partnered couples to mixed use housing. All married/partnered couples should apply for Family housing to be placed in University Village.

Locations and Buildings

-Single Graduate Housing

The single graduate housing complexes are Weyburn Terrace and the Hilgard Apartments Both are located in Westwood adjacent to the UCLA campus.

Weyburn Terrace is comprised of nine buildings: seven original courts built in 2004 and the Paseo and Commons buildings, added in 2013. While the Commons building houses the University Apartments North (UAN) Administrative Office, common spaces, and a handful of units reserved for faculty, the other eight buildings are comprised solely of apartments designated to single graduate students. Weyburn Terrace offers approximately 1950 bed spaces spanning approximately 1400 apartments.

The Hilgard Apartments is comprised of two buildings. All units within the Hilgard Apartments are studio apartments. Hilgard is much smaller than Weyburn: approximately 80 apartments.

-Mixed-Use Housing

The mixed-use use complexes are located approximately five miles south of campus in the Palms/Mar Vista area.

Rose Avenue is one building located on Rose Avenue near Sepulveda Boulevard. It is comprised of 93 units.

Keystone Mentone is comprised of two buildings on Keystone Avenue and Mentone Avenue at Venice Boulevard. They are comprised of 244 units.

Venice Barry is one building located on Barry Avenue and Venice Boulevard. It is comprised of 140 units.

Contracts and Rental Agreements

-Single Graduate Housing

Single graduate housing is sold via housing contracts that specify a defined length of stay, including designated contract start and end dates. While contracts start dates vary based on student preferences and apartment availability, all contracts end on July 1, which roughly coincides with the end of the academic year. Students are obligated to the full contract term unless an official termination request is submitted and approved by Housing Services. (Note: Because Law and Medical students are on a semester schedule and their programs end during the month of May, they may opt out of the final month of the contract so long as they provide notice to Housing Services by April 1.)

Single graduate housing contracts are sold per-person with a per-person monthly charge. The monthly charge does not vary based on the number of occupants in a unit.

-Mixed Use Housing

Mixed use housing rental agreements are sold on a month-to-month basis. When accepting an offer, tenants are required to pay a $250 security deposit. Tenants are not required to stay for a specified amount of time, but they need to provide 30 days of notice in order to vacate.

Monthly rent is preset for the unit and is divided amongst all tenants living there. If a tenant does not have roommates, he/she is responsible for the full rent amount until a roommate is approved and moved in. If there are three people living in a two bedroom unit, the person who has a room to him/herself is responsible for half of the rent while the people sharing a room are responsible for a quarter of the rent each.

Apartment Types

-Single Graduate Housing

Weyburn Terrace and the Hilgard Apartments are comprised of following apartment types:

  • 2-bedroom, 2-bathroom apartments
  • 2-bedroom, 2-bathroom townhouses
  • Studio apartments
  • Economy studio apartments

Weyburn Terrace offers all unit types while Hilgard is comprised solely of studio apartments.

The Economy studio apartment is a designation given to 32 units on the ground floors of the Paseo building. They are charged at a discounted rate because of a retaining wall that significantly obstructs the inflow of natural light.

2 bedroom units house 2 occupants and studio apartments house 1 occupant.

All single graduate units are fully furnished.

-Mixed Use Housing

The following unit types are available in all mixed use buildings:

  • 1-bedroom, 1-bathroom apartment
  • 2-bedroom, 2-bathroom apartment
  • Junior 1-bedroom, 1-bathroom apartment

The Junior 1-bedroom, 1-bathroom apartment is only available in Venice Barry. They are charged at a decreased rate because they are smaller in size than a typical 1-bedroom, 1-bathroom unit.

All mixed use units are unfurnished.

Roommates

-Single Graduate Housing

In 2-bedroom units, Housing Services pairs roommates based on the lifestyle preferences indicated on the housing application. Students may request specific individuals as roommates on the application and, if possible, Housing Services will accommodate the request.

-Mixed Use Housing

In Mixed Use Housing, tenants are not required to have a roommate. If they would like to reside with a roommate, they are responsible for finding the roommate and notifying the University Apartments South (UAS) Rental Office. The individual must meet the eligibility requirements listed below.

Eligibility

-Single Graduate Housing

Graduate students, medical and dental residents, post-doctoral scholars (“postdocs”), visiting graduate researchers (VGRs), and medical and dental fellows are eligible for Single Graduate housing. Graduate students and residents are given the highest priority. Post-doctoral scholars, fellows, and visiting graduate researchers will only be considered once all students and residents have been accommodated.

A 3-year eligibility cap is in place in Single Graduate housing, meaning students can reside in these facilities for a maximum of 3 total years. Exceptions are occasionally granted for students requesting fourth years of housing, however, these are rare. The number of years resided in single graduate housing does not count against the eligibility cap for mixed use housing.

-Mixed Use Housing

Priority for mixed use housing is given in the following order:

    1. Graduate students
    2. Medical/Dental Residents
    3. Postdoctoral Scholars & Medical/Dental Fellows
    4. Visiting Graduate Researchers 

Tenants are eligible to live in mixed use housing for a total of seven years, provided they are continually affiliated with the university. The number of years in mixed use housing does not count against the eligibility cap in single graduate housing.

Couples must provide proof of relationship in order to reside in Mixed Use housing. Acceptable forms of proof are:

  • Marriage License
  • Proof of domestic partnership
  • Shared banking statement (must establish at least one year relationship)
  • Shared utility bill (must establish at least one year relationship)
  • Shared past rental agreement/lease (must establish at least one year relationship)

Parking

-Single Graduate Housing

Parking is managed differently between Weyburn Terrace and the Hilgard Apartments.

Weyburn Terrace: the parking assignment process is managed by the UAN Administrative Office at the time the student checks in. If a parking space is available and assigned payments will be made to Transportation Services.

The Hilgard Apartments: the parking assignment and collections process is managed by Housing Services.

While parking in Weyburn Terrace is typically available, parking in Hilgard is extremely limited and there is often a waitlist (maintained by HS). Parking is not guaranteed in either complex.

-Mixed Use Housing

One parking space is provided for each bedroom within the unit. Extra parking spaces can be requested at the UAS Rental Office, but they are not guaranteed.

  • Water, trash, basic cable, and internet included (tenant responsible for gas and electric)
